Project Description

This project consisted of relocating an early 1800’s timber post and beam barn and preparing it to become a new wing of an existing single-family house on the same property. At its new location, the barn was partially submerged below grade so that the first floor of the existing house would align with the 2nd floor of the barn, resulting in creative, non-standard foundations to support the barn’s superstructure. The wood framing of the barn’s lowest level was submerged below grade, bearing on a shelf in the new foundation walls, while the remainder of the foundation wall cantilevered up to exterior grade level to retain the soil. Because much of the existing framing was undersized for code-required snow and residential floor loads and for the new lofts that were added, and the framing was carefully supplemented or strengthened while leaving the old timber aesthetics intact as much as possible. Work included building a new roof over top of the existing roof, turning the original roof into a decorative ceiling.
